No.1 Church Lane is a 13-storey mixed-use development at 253–265 Pacific Highway, North Sydney. The project comprises 25 luxury three-bedroom residences, commercial and retail tenancies, basement parking and communal amenities, including landscaped areas, a rooftop entertaining terrace and private pool. The redevelopment also includes the refurbishment and upgrade of the existing heritage building, integrating it with the new development.

erbas™ is providing building services engineering for the project, with a focus on coordinating the technical requirements of its varied residential, commercial and shared spaces.

Building Services Deliverables

• Mechanical Services: Air conditioning and ventilation for residential and commercial areas, including ducted systems with individual room zoning for the build-to-sell apartments and multi-head split systems for the affordable apartments. Additional provisions include kitchen, bathroom and laundry exhaust, basement jet fan ventilation, stairwell pressurisation, smoke management and building management system integration.
• Electrical Services: Main switchboard, consumer mains, metering and electrical distribution, general power, internal and external lighting, emergency and exit lighting, communications infrastructure, security, access control, CCTV, audiovisual systems, MATV, public address and intercom systems.
• Hydraulic Services: Sanitary plumbing and drainage, roof drainage, natural gas, trade waste and basement drainage systems. Hot water infrastructure includes a centralised heat pump system serving the affordable apartments and individually metered electric hot water units for the remaining residences.
• Fire Protection: Fire hydrants, hose reels, sprinkler systems, automatic fire detection, smoke detection, pre-action systems and portable fire extinguishers.
