Featuring 36 boutique apartments and retail tenancies, The Watson is conveniently located close to transport, schools, shops, parks and cafes and was designed with a strong focus on environmental performance.

Key sustainability initiatives include:

  • Natural daylight and enhanced indoor environmental quality
  • Recycling and waste facilities to reduce landfill contribution.

erbas™ provided building services design that focused on optimising space for sale or lease, which required detailed spatial co-ordination and clever performance solutions. The building includes custom indoor electrical substation designs approved with Jemena, performance solutions on fire services, CFD modelling for basement carpark exhaust and optimised core risers. All plant is remote from apartments and clear from street views.

Delivered in partnership with Kincrest & Telha Clarke, The Watson sets a new benchmark for luxury and sustainable living in Essendon.
