The GC Backpackers Accommodation is a two-storey, 348-bed development located in Surfers Paradise, delivering a contemporary accommodation offering designed to support high-volume, short-stay occupancy. The project includes dormitory-style rooms, communal amenities, commercial kitchen and laundry facilities, landscaped outdoor areas, and a central pool precinct, all structured around a focus on functionality, durability, and user experience.
The building services strategy has been developed with a clear focus on delivering a highly efficient, low operational cost asset for long-term ownership. The approach prioritises lifecycle performance, durability, and ease of maintenance, while supporting the demands of a high-occupancy accommodation environment.
The design integrates a range of efficiency and performance measures, including rooftop solar PV systems to offset base building energy demand, optimised mechanical systems tailored to backpacker accommodation use, and carefully coordinated hydraulic and electrical infrastructure. These services have been designed to balance upfront capital investment with long-term operational performance, ensuring the building operates efficiently while enhancing occupant comfort, reliability, and usability.
A key consideration for the project has been the site’s flood constraints, which required the building to be raised above the defined flood level. This directly influenced services coordination, including the elevation of critical infrastructure such as the padmount transformer and essential services equipment to ensure compliance and resilience during flood events.
Due to these constraints, no plant has been accommodated beneath the building. Instead, services have been coordinated with the architectural team to integrate the main plantroom within the roof structure, achieving a functional and efficient outcome while maintaining architectural intent and visual quality.
The result is a fully coordinated building services solution that responds to site constraints, supports long-term operational performance, and delivers a resilient and efficient accommodation facility for the Gold Coast.
