The Gold Coast Backpackers Accommodation project is a two-storey, 348-bed accommodation development located in Surfers Paradise, designed to deliver a contemporary and functional short-stay environment for modern travellers.

The development includes a mix of dormitory-style accommodation, communal amenities, commercial kitchen and laundry facilities, landscaped outdoor areas, and a central pool precinct. The project has been designed to balance operational efficiency, durability, occupant comfort, and long-term asset performance.

A key project challenge has been responding to the site’s flood constraints, requiring the building platform and critical infrastructure to be raised above the defined flood level. This has required close coordination between services, architecture, and structural design to ensure compliance, resilience, accessibility, and efficient integration of plant and infrastructure throughout the development.

Key building services features include:

  • Rooftop solar PV system integration
  • Optimised mechanical systems for high-occupancy accommodation use
  • Coordinated hydraulic and electrical infrastructure designed for durability and ease of maintenance
  • Elevated critical infrastructure and services to address flood resilience requirements
  • Integrated plantroom coordinated with the architectural design within the roof structure

The services strategy has been developed to balance upfront capital investment with long-term operational efficiency, ensuring the facility delivers a resilient, practical, and comfortable accommodation environment for future occupants and operators.
